HOW TO FILE A  LIEN ONLINE ON PROPERTY IN TEXAS

Filing a mechanic’s lien in Texas has never been easier.

Texas lien laws are complicated and confusing, making filing mechanic’s liens difficult, expensive, and stressful. Previously, contractors had to hire lawyers to file their liens, costing them thousands of dollars and sometimes, extended litigation work.

NOT ANYMORE! Texas Easy Lien created a fast, simple and affordable way to prepare and file construction liens. And you can get it all done in just a few steps.

100% online—no lawyers or in-person filing needed

To file a lien claim, you will need:

Property owner’s name (or company name) and mailing address.
Project address and the county where it is located.
The amount owed for each month you performed the work that remains unpaid.
A brief description of the work you performed.
The original contractor’s name (general contractor) and mailing address (only if you are a subcontractor or sub-subcontractor).
Sub-subcontractors will also need the name and mailing address of every subcontractor above them.

Not sure about the property information? No problem.

During the document process, you can verify the real property owner’s information and legal description using the most extensive State-wide database for FREE.

PRE-LIEN NOTICES

Do you need a pre-lien notice when filing a lien in Texas?

Subcontractors, sub-subcontractors, material suppliers, equipment rental companies, and anyone who worked on a project without a direct contract with the property owner must send a pre-lien notice before filing a mechanic’s lien. The pre-lien notice letter can be sent on the same day the mechanic’s lien affidavit is filed as long as it meets the pre-lien notice deadlines.

If you have a direct contract with the property owner, then you are not required to send a pre-lien notice before filing a mechanic’s lien affidavit.
