Regarding Online Services and Refunds

  1. Execution of Documents: Regarding lien and bond documents, you are solely responsible for executing signatures, notarizations, filings, mailings, and/or any other service(s) acquired from or through Texas Easy Lien and its employees or representatives on its website/application platform or in-person.
  2. Notarization Process: If the document acquired through Texas Easy Lien is verified through in-person notarization, it is your responsibility to ensure it is a valid notarization, correctly executed and the timely upload of the notarized document for filing.
    You may not use your Dashboard or Account Portal to upload any type of document for the purpose of filing electronically, other than the document(s) purchased from Texas Easy Lien. Texas Easy Lien or its employees will not validate, notarize, file, or mail any document other than the ones purchased through its services.
  3. Timely Compliance: With any purchased document and filing service, you are responsible for adhering to the timelines required in Chapter 53 of the Texas Property Code and/or other laws of the State of Texas or its Constitution. Texas Easy Lien nor its employees or representatives hold any responsibility for the late submission of documents to any of its own or the services offered through third-party providers.
  4.  Mail and Delivery of Documents: Texas Easy Lien through its website, facilitates the transfer of documents to the United States Postal Service (USPS) mail services through its third-party vendor SimpleCertified.com. TEL does not oversee the delivery process of any piece of mail or is responsible for the accurate or timely delivery of documents. You are responsible for providing correct and valid addresses as required by USPS and to track the deliveries using the USPS tools and the information TEL provides for this purpose.
    By agreeing to these terms, the guidelines and rules of USPS and SimpleCertified.com are also applicable as intended.


Refund Policy:
The products and services Texas Easy Lien offers and sells are entirely digital and delivered via the Internet. Texas Easy Lien may offer credit and/or a coupon offer at its discretion, but there will be no refunds for the cost of the document. It is solely the purchaser’s responsibility to thoroughly research products and available services before finalizing the purchase.

Refunds or credit for future use may be issued only for online filing services that were
paid for but not utilized. Refunds will be subject to a 7.5% processing fee of the total amount refunded. Texas Easy Lien must be contacted via email at mail@texaseasylien.com for all refund and credit requests.

Holiday Closure Announcement

We wish you a joyful holiday season! Please note that all counties will be closed during the holidays. Any documents submitted during their closure will be recorded when they reopen.

 

Additionally, our office and support agents will also be unavailable on the following dates:
  • December 24th and 25th (Christmas)
  • December 31st and January 1st (New Year’s)
